LAKE GENEVA — A mixed use development featuring, single-family homes, townhomes, senior housing, attainable housing, green space and businesses has been proposed for 100 acres of vacant land between Highway 12 and Grand Geneva just east of Lake Geneva.
The Lake Geneva Plan Commission on Monday reviewed the proposal by Peller Investments, LLC to rezone the parcel from Planned Office to Planned Mixed-Use. AGENDA PACKET
Citing declining post-pandemic demand for traditional office space, the developer’s conceptual blueprint aims to transition the land into a vibrant, phased “Live, Work, Play” neighborhood.
The preliminary plan outlines a balanced layout featuring roughly 25 acres of open space and trails, alongside targeted zones for attainable housing, senior living, townhomes, single-family exurbans, and planned business spaces near Highway 12.
Developers say the transformation addresses critical community goals highlighted in the city’s recent Strategic Action Plan, including workforce housing shortages, shifting demographics, and declining school enrollments.
Located in the Town of Lyons next to Grand Geneva, the site sits immediately adjacent to the city’s municipal boundary.
Because state law mandates that municipal rezoning match the local comprehensive master plan, the developer is first seeking a Future Land Use Map amendment. Staff recommended that the Plan Commission formally accept the application and schedule a future joint public hearing with the Common Council to gather public feedback.
